NICHOLSON INVESTMENT CORP. SPECIALIZES IN MOUNTAIN PROPERTIES

Established in 1996, Nicholson Investment Corp. has been in business for 13 years. It was developed mainly to act as a management company for real estate investment, development and sales.  Although Mountain Properties are the primary focus, NIC is frequently engaged in the purchase and sale of some commercial properties and rental sites.


As President and CEO, Jerry Nicholson and Nicholson Investment Corp. have been successful in the acquisition and development of many large acre tracts, particularly specializing in (North Georgia) Mountain property. In Hall County, Georgia, NIC developed Deer River Estates, a 17-lot subdivision (only 4 lots left) located on Little River with frontage on Highway 129, as well as, lake property located on Lake Lanier.


Other investment properties include The Dockery Farm, a 50-acre tract in White County, Georgia, which was divided into 3 to 7-acre tracts. The investment, successful dividing and sale of a 1,000-acre tract in Hancock County, Georgia eventually led to the purchase of a 222-acre mountain tract, in Lumpkin County, Georgia. Subsequently, an adjoining 165-acre tract, overlooking the Chestatee River, was purchased to total 387 acres. This property was developed and subdivided into 5 to 40 acre tracts. All of the aforementioned properties have been sold.


NIC was the heart of the purchase, division and sale of a beautiful 84-acre tract that was put together above Amicalola Falls. This property was located approximately 5 miles from Amicalola State Park in Dawson County, Georgia. This amazing and unique acreage was located in the heart of several thousand acres of government land.


The Kellum Valley Farm is a property near and dear to Mr. Nicholson’s heart. Various tracts were assembled to make up the bulk of the original “Gooch Farm.” Totaling 125 acres, Kellum Valley is one of the most beautiful valley’s in White County, Georgia and has quite a history. The property not only adjoins United States Forest Service land, but also has stunning mountain views of thousands of acres of USFS property. The farm also features a beautiful, 4,000-square-foot home, a 5-acre lake, three ponds, creeks and gorgeous views. This is truly a one-of-a-kind property.


Currently, there are several Commercial properties offered. A Convenience Store/Gas Station and Warehouse are available for purchase in Gainesville, Georgia. In Clermont, Georgia,  there is a 3-acre tract with a Restaurant and additional Rental Building, which has double road frontage on the prime intersection of GA State Highway 129 and Highway 284.


The latest venture is the purchase of Grassy Mountain Ranch, which encompasses 600 acres just north of Bozeman, Montana. This property is currently available for purchase in 20 to 30 acre tracts, two 160-acre tracts or a total of 490 acres.  Also, currently acquired is 185 acres in Gilmer County, Georgia. This has been divided into 9 to 146-acre tracts located in Ellijay, Georgia and is currently available for purchase.


The most unique property currently being marketed and developed is a 350-acre tract of land known as Long Mountain. Located in White County, Georgia, just a few minutes from downtown Cleveland, Georgia, is a three-phase community boasting “The Convenience of the City, Tranquility of the Mountains.” Development is currently under way for Phase 1: The Trails at Long Mountain,with beautiful, Craftsman style homes. . Phase 2 (set to open in 2009) is The Lakes at Long Mountain, White County’s newest subdivision and offers Cleveland’s highest elevations (2,150 feet) overlooking the city. Phase 3 : The Falls at Long Mountain,  is set to open in 2010/11 and features a 40-foot waterfall, 3+ acre estate sized lots, as well as a 3-acre, stocked lake (White County’s highest known elevation lake – 1,850 feet).
